Room description
A bright, spacious and fully furnished king-size room is available in our family home in Wanstead, E11.
£750 pcm for single occupancy
£1,050 pcm for a couple
All normal household bills included
This is our actual family home rather than an agency-run house share. We live here as a married couple with our teenage daughter and two friendly cats.
The atmosphere is calm, friendly and respectful, and we are looking for someone who wants somewhere comfortable to call home.
For single occupancy, a female lodger is preferred because of the current household balance and the comfort of our family, particularly my wife and teenage daughter. This is simply about finding the right fit for our home. A respectful couple would also be very welcome.
The room
The room is genuinely spacious, with enough room for sleeping, relaxing and working or studying.
It includes:

A brand-new uPVC window and frame will be fitted on 17 September, providing improved insulation and comfort ahead of autumn and winter.

Driveway parking can also be discussed if required.
Two friendly cats live in the house, so you need to be comfortable around cats. Unfortunately, we cannot accommodate additional pets.
For transparency, CCTV operates in some communal areas of the house and garden for home security. There are no cameras in the lodger's bedroom or bathroom.
Location
The house is in a quiet, green residential part of Wanstead, E11, with parks and open spaces nearby.
Bus stops are only a few minutes' walk away, with easy connections towards Wanstead and Leytonstone for the Central line and Manor Park for the Elizabeth line.
Stratford, Liverpool Street and Central London are straightforward to reach, with supermarkets, shops and everyday amenities also within easy reach.
Rent and deposit
Single occupancy:
£750 per calendar month
£750 refundable deposit
Couple occupancy:
£1,050 per calendar month
£1,050 refundable deposit
Gas, electricity, water, Council Tax and broadband/Wi-Fi are included.
There are no additional monthly cleaning or administration charges.
About the household
We're easy-going people, but because this is our family home we're looking for someone clean, considerate and respectful who will look after the room and shared areas, clean up after themselves and respect other people's belongings.
This is a calm home rather than a party house.
Smoking is not allowed inside, although smoking outside in the garden is fine.
Occasional visitors are welcome. Overnight guests need to be agreed with us beforehand.
Working professionals are welcome and students may also be considered. We would ideally like someone looking for a longer-term home.
A written Lodger Agreement will be provided and the required Right to Rent check will be completed before moving in.
