Hi there! I’m Paul, the private landlord for this lovely 2-bedroom apartment right on Chapel Street (M3), just a stone's throw from the heart of Manchester and Salford.
I’m looking for a great new tenant to take the en-suite room. I like to keep things simple, honest, and completely transparent, so you’ll be dealing directly with me, no faceless letting agents involved.
Rent: £525 per calendar month, all bills are included.
A great-sized bedroom with your own private en-suite bathroom, so no fighting over the shower in the morning. We’ll do this on a monthly periodic basis (month-to-month). If it works for both of us, fantastic. Your deposit is fully protected with the Tenancy Deposit Scheme (TDS), and the flat has a great EPC Rating of B and Council Tax Band A (built into your AST paperwork).
(The Expectations):
I take pride in keeping a clean, peaceful, and happy home. Because it’s a shared space, I’m looking for a single occupant (male or female, considered on a case-by-case basis to make sure housemates get along well) who is respectful and down-to-earth.
The No-Nos: Strictly no smoking, no pets, and no party animals, please. I want the flat to be a relaxing sanctuary after a hard day's work.
I do require solid references and a standard background check before we lock things in.

I do all my viewings on one day in 20-minute slots so I don't waste your time or mine.
