Water: £17.50 pcm each

Council Tax (Band B - £81.90 pcm each)
Gas & Electricity (£54.14 pcm each)
Broadband (Already installed, ultrafast fibre with EE, £20 pcm each).
All of these bills are set up in my name, so payments will be made to me. Parking is available for your vehicle in the driveway if you have one.
Deposit: You will have the choice of a standard cash deposit (£675) or a deposit replacement scheme (Reposit) managed via the landlord.
About the Flat:
You will be taking the second bedroom in a lovely first-floor flat at Home Farm. It is a quiet, comfortable space with great access to Warwick, Leamington Spa, and the surrounding areas perfect if you need to commute. If you do not have a car, the nearest shop is around a 30 minute walk (Sainsbury's). I have a car, so I can drive you around if required :)
About Me:
I am 24 and working full-time as an electrical engineer on a graduate scheme (Starting 28/09/2026). During the week, I work standard professional hours, so I keep things fairly quiet and relaxed in the evenings. I may work from home some days in my room. On the weekends, I like to unwind and take it easy. I am looking for a flatmate who is similarly respectful of shared spaces and has a compatible routine.
