Room description

Hello new flatmate! :)

My name is Aija, I'm 31, and I'm a current flatmate of this beautiful 2-bed home just 3min walk from Finchley Central. I'm originally from Latvia, but have lived in London for about 14 years.

I'm a Master's student in Scenography (Set & Costume Design for Performance), with a background in Interior Design, finishing my Master's course at the end of June. In the meantime, I work at The Coronet Theatre on evenings and weekends as well as work as an Artist Manager, hence the house is full of paintings. :)

I work on a variety of projects at all times, therefore the house is also partially my studio. There are days when I work from home and days when I go out. I'm a creative person, hence I've invested time and care to transform this flat from a house to a home. I highly value my personal space and my home, as it's my place to come to rest and recharge. I like to cook quite a bit, sometimes doing batch cooking over the weekend.

In my free time, I like to go to Ecstatic Dances, explore museums, go to a park, hang out with friends and take care of my allotment in East Finchley.

About you:

I'm looking for a female professional, preferably above the age of 25. Someone who thinks of their home as a sanctuary and would take good care of our home, especially the shared spaces. I want to find someone to be in harmony with, occasionally sharing meals and doing activities together, when we feel like it.

Your room is quiet and will be the one facing the gardens (unfortunately, we don't have access to the garden, but there is a beautiful park behind the homes, just 3min walk away). There is a desk, an office chair, a small shelving and a single bed in your room at the moment, but the bed can be changed to a double + a mattress. (the two larger shelves in the picture will go away with the current flatmate when they move out).

About the house and the area:

We are on the First floor, with a family living below us. I've kept in good relationship with them over the last year that we have lived in this house. We share the entrance door and a small landing that we try to keep tidy.

You will see a room with a double bed in the pictures: this is a room that I want to turn into a Dining space, that we can use to share meals or use as an office.

We are a few minutes away from the main road which is full of a variety of shops, markets and restaurants. There is a large Persian community in this area, hence you will find an ample choice of delicious food, starting from fruits and veggies, up to nuts, sweets, breads and pastries.

There is also a large Tesco and a small Sainsbury's and Waitrose near the house.

Other notes:

I've lived in this house for a year now and the other current flatmate is moving out by the end of May. We have agreed with the landlord that I would put up an ad, conduct the viewings and do the reference checks before they create the new contract.

The landlord will be ok with having a cat, as long as they are well behaved and don't cause issues with the furniture, as most of the furniture is existing in the flat. We also have a carpet over the stairs, so will need to look after it as well, so they don't decide to sharpen their cute little nails there. :)

I will also be very happy to find out more about your cats' routines etc since I love animals!

Monthly rent is £875 for your room + bills (split in halves) = council tax (band C) (around £160 p/month), water (£44 p/month), gas/electricity (around £80 p/month in summer and £101 p/month in winter) , WiFi (£33 p/month). All of these fees are based on what we have paid in the last year, but the prices may go up as and when the providers decide.

After a successful viewing, the landlord will want to meet with you as well before proceeding with the paperwork.

It's truly important that we mesh well, since it's a 2bed flat! So please feel free to come with questions as I will be doing the same :)
