Room description

1 Large Room available in a shared house on City Road, Norfolk Park.

All Rooms are Furnished with the usual amenities and are available for 'Physical Viewing' from the 29th January of 2026. We can also do Zoom type showing around in exceptional circumstances if you are not able to physically come and view yourself but we would recommend in person visits where ever possible to ensure a full viewing experience.

****Please Note*** The rooms available now for Rent are: The 'Large Front Bedroom' facing the main road, which is now painted white. We have also made some updates/upgrades to the bathroom as shown in the photos. There are 2 other tenants who have been there a while now a female and male and they are both tidy and friendly and work full time in different shifts.

If you are studying then it is a 10-minute walk from Norfolk Park Student Village and is a 15-20 minute walk to Sheffield Hallam or the City Centre, and there Frequent bus services (120/123 Stagecoach plus several First Buses and Regular Trams (2 Minutes Walk) going both to Sheffield Hallam and University of Sheffield). The property is also in easy reach of Sheffield train station should you be a commuter or have family/friends elsewhere you wish to visit.

The house is right next door to a Petrol Station and there is a Convenience Shop just a few houses up as well as various other Shops/Takeaways etc dotted up and down the road. Free Parking is available along the side of the road the house is situated on at all times of day and night.

***PLEASE NOTE***: Utility Bills (Gas, Water, Electricity) and Fibre Optic Broadband ARE Included in the Rental Price. The T.V License is negotiable with the existing tenants as it is not seen as an 'Essential' bill. Council Tax is paid by the Property Owner as it is classed as a Multiple Occupancy.

There is no rent adjustment for couples as we charge 'per room' not 'per person' Anyone is welcome to come and look at the property and we will consider all circumstances. You pay for the room per month (Not by the number of persons living in the room), the rooms, however, are not big enough for more than 2 persons at any one time occupying them. Max 5 people in the property at any one time (3/4 preferable).

We would prefer Females though as we are very 'clean orientated' and have found them to be very reliable in the past in this sense, Males are accepted provided they are clean and tidy and can provide sound references and contact details from previous landlords they were with.

The Landlord (Tim) is part of the Sheffield Responsible Landlord's Scheme and can prove so if required. He has also lived in the property himself for years before renting it out from 2009 onwards and was very happy there and had no major issues whilst living there.

The property is the Sole property rented out by the Landlord and is managed by a Son-Mother duo, not through an agency/estate agent so there are no hidden fees or extra unnecessary checks such as KeySafe. So everything is checked and done by us not by unhelpful/uncommitted/uncaring 3rd parties who have no business being involved in a letting-letter agreement.

***PLEASE NOTE***

If you are seriously interested in taking a room then we will require 2 References from you. A Reference from your Previous Landlord and a Character Reference. If you do not have a previous Landlord, then a reference from a previous/existing Employer on your reliability will suffice. In the event of no existing or previous Employer being available, we would expect 2 Strong Character references from someone who knows you who is NOT a Family Member.

We do not discriminate against any persons from specific backgrounds like other room letters have a bad habit of doing. Anyone who wishes to come and view the property and any available rooms. We would also expect our existing tenants to be of this mindset and anyone who takes a room in the house to be so also. As a functioning 'multiple occupancy' residency, discrimination, prejudice against, or unjust favouritism towards particular individuals/groups or belong elsewhere. We do not want these types of attitudes in our property and ask that all our tenants will get along in the shared living space like reasonable, respectful and civil human beings with each other regardless of any differences/characteristics that may be immediate known or unknown.

***Please note though due to systemic/Government process changes, we can again consider DSS Tenants at this time if they can prove they can still cover their rent each month without any issue***

Once references have been verified and checked to a satisfactory level, we will arrange with you a contract signing date. (For all references a contact number, work/home address and if possible a work e-mail address are required for our enquiries)

The security deposit for each room is £350 (One Month's Rent) this will be kept during the tenancy period and returned in full after the tenant has vacated the room with all possessions and property checks have been completed.
