City Centre 1 mile. Many local gyms with Swimming pool & Sauna available. One Gym within 800 metres. Others within 1 to 2 miles. Three more gyms with Sauna, Steam Room, or both.

I offer facilities-equipment beyond average. We have a compact Organic vegetable and herb garden.

I have a large range of planting pots. Feel free to share or grow your own herbs & vegetables.

Relaxing garden with sunny aspect. I have plans for adding an outdoor cooking area! There is already a barbeque!

Parking is good in this area. We have good sized roads (20mph speed limit), and no parking restrictions. You usually get a spot within 20 to 30 meters. But in any case there are 2 x visitors car parks behind the houses (about 12 further car parking spaces), which hardly anyone ever uses and they are within approx. 50 meters of the house.

I also have 2 x private car parking spots. One spot can be used exclusively, for a nominal fee. The other is available when I am not using it. Only 1 housemate has a car.

Ambience:

An important part of a home share is the ambience. I encourage a friendly and relaxed ambience. Ideal housemates will be tidy, relaxed and mature. Living here will feel like home from home.

Bedrooms have blackout curtains, adjustable blinds, fast WiFi, Double Bed, Study Desk, Fitted Wardrobe and Mirror.

- Bedrooms have the use of 2 toilets, including a 4 piece bathroom.

- Strictly a no smoking house

I am a live in Landlord: I’m easy going, respectful and mature. I spend many weeks & many long weekends away from home focused on outdoor adventures, mainly climbing and hiking. This year I hope to have a camper van to simplify my climbing adventures. The camper van will occasionally be available for housemates to rent at a discount.

Larchmont Road is mainly a family oriented area with a safe and friendly feel. Take a walk around. I call it the Village in the City. Within 800 meters to just over 1 mile, we have 3 Climbing walls, Universities, Colleges and the High Cross Cinema de Lux. The city has a thriving and friendly European style feel with many friendly bars and restaurants.

Our front garden gets the morning sun with table and seating available. The rear garden is private with a sunny aspect from noon, till mid evening. It's a lovely garden for relaxing, reading, yoga, etc. I hope to add a covered, sheltered outdoor eating area suitable for longer year round use in the cooler months. Family and friends are always welcome to visit, we just ask you to book dates in advance so we don't have 'everyone's' parents/guests here on the same days. Although even on this I am flexible, within reason. :-)

Council Tax and ALL bills are included in rent.
