Room description

I am letting a double room in a 3 bed house in Little Plumstead. You will have exclusive use of the main bathroom and access to your own lounge area/Office. All bills inclusive.

The house is 5 mins from direct access to the A47 and from front door to Norwich is 10 minutes. Hospital 15 minutes along A47. House is situated on east of Norwich so it is only 30 mins to the coast with the A47 access. NDR access is <10 minute drive. Estate is on bus route to city and busses are every hour on the hour.

Bedroom - double bed with new mattress, new mattress protector provided as well. Large wardrobe with 3 internal drawers, and small chest of drawers. Blinds and curtains and bedside light.

Snug/office - desk, computer monitor, chair, arm chair, tv stand storage and small chest of drawers. 32” full HD tv provided (with my Netflix and Prime accounts accessible all inclusive). Blinds and curtains with floor lamp. WiFi extender so excellent WiFi in both rooms.

I am currently the only occupier and there are 2 bathrooms and a downstairs toilet. You will have exclusive use of main bathroom with over bath shower, mirror wall and cabinet.

Kitchen and dining room are communal. Washer/drier, dishwasher, microwave, milk frother and coffee machine (Lavazza)

Garden with decking and bench accessible. Lake and large field with lots of trees a 60 second walk from front door.

Cafe and co op shop on estate. Lidl and Sainsbury’s 5 minute drive (15 mins on bike as can take short cut) along with all other amenities on Broadland Gate Business park (Costa/Maccies/Bannatynes gym/Greggs)

Loft storage available.

Free on street parking with no restrictions.

I take care of cleaning the house including communal areas, but you will be responsible for keeping rented rooms in good clean order and leaving communal areas as you find them. Oak hard floors throughout ground floor.

No smokers please but vaping is fine. No cannabis smokers regardless of any medical prescription.

Professionals/mature post grad student preferred but will consider housing benefit applicants on case by case basis.

I have a cat but he generally follows me around like a shadow. He is a breed that does not shed fur. He also doesn’t understand doors so if they are shut he won’t sit there crying or hammering doors if you want to keep him out of your rooms.
