Room description

Hi, we are a young professional couple and are new to renting out a spare room. We are currently nearing the completion of a full renovation of our home including the basement which has been converted into a self-contained annexe. The space is bright, cosy, and benefits from direct access to our mature garden, which will be our next project in the spring.

The annexe features a fully finished open-plan living, kitchen, and dining area. The living space includes a two-seater reclining sofa, two single armchairs, and a TV. The kitchen–diner is equipped with a dining table and four chairs, a two-ring induction hob, fridge freezer, air fryer, microwave, kettle, and all essential kitchen utensils. The space benefits from central heating but also a gas fire for the colder days. The annexe has its own private front door as well as French doors opening onto our enclosed garden.

The bedroom area is furnished with a double bed, chest of drawers, wardrobe, bedside tables with lamps, and includes an en-suite bathroom. The bathroom is fitted with an electric shower, towel rail, toilet, and basin. The bedroom also has French doors providing additional access to the garden.

Externally there is a covered area to sit down outside and a large patio, further on there is a mature garden with a lawn and mixture of plants, shrubs and trees.

There is a large driveway at the property available for tenant use.

The house is close to the M4, around 5-10 minutes drive away.

We are a married male couple and share our home with one small dog. We do not have children, though nieces and nephews visit occasionally.
