Room description

Hello, I have a double-sized bedroom in my 3-bedroom Victorian terraced house in Balfour Road, Preston Park area.

Newly redecorated, with a new bathroom and kitchen.

I am seeking a lodger for the newly available room - bedroom 2 which has views over the rear garden.

Seeking someone for a minimum of 3 months or longer, with the possibility to extend further if mutually desired.

Strictly NO SMOKING.


The house is in an attractive area, Preston Park is literally at the end of the road and turn right, 15 minutes’ walk to Preston Park rail station (I used to commute to London Bridge & Farringdon), 25 minutes’ walk to Brighton mainline station, 30 minutes’ walk to the town centre and seafront. Our neighbours are quiet, mature/professionals.


Bedroom 2: 3.56m x 2.94m

Views to rear garden, furnished with a double bed, double wardrobe, large chest of drawers, bedside cabinet, mirror.

The rental is for your own room and shared access to the bathroom/shower, the kitchen and the rear garden only.

The property has just been fully redecorated, and has a new bathroom, new kitchen, gas central heating, double glazed windows. There is generous broadband Wi-Fi included.


I would prefer someone who is not a home worker, but this can be negotiated. Ideally, someone who works usual office hours. I work Mon-Friday 9am to 5pm.

No guests staying overnight (there are plenty of local hotels) to avoid extra noise and inconvenience. I like my home to be a harmonious, peaceful, and quiet environment, so no parties or late night/early morning disturbances.

You are welcome to bring your own TV and media package.

Apologies, but there is nowhere to store bicycles.

One person per room.

One month’s deposit required.
